Based on the chart below you can see that Olympic Valley(Squaw Valley) sales volume bottomed out in 2009 and has been increasing over the last 3 years. In 2012 we have already seen 7 sales in Olympic Valley as of July 13th and we are expecting to see sales volume closer to the numbers we saw in 2010 as we are just starting to get into the Olympic Valley sale season and we are already on pace to break the 2010 record.
Traditionally the Olympic Valley sales season is between August and November. The market demand for Olympic Valley real estate is currently high as buyers are looking to take advantage of depressed pricing, motivated sellers, and historically low interest rates that make owning a vacation home more affordable than at any point within the last 10+ years. In addition to these factors buyers are also excited about Squaw Valley and Alpine Meadows merging together the potential of an interconnected mountain playground.
The chart above shows the Average and Median pricing in Olympic Valley over the last 7 years. From this chart you will see that during this time period pricing in Olympic Valley has fallen significantly as sellers have had to reduce their prices in order to attract buyers. This trend has continued into 2012, so even though sales volume is increasing, the Average and Median home value continues to decline. The highlight of this chart is the fact that the median pricing over the last 3 years has been trending upwards showing strength in the Olympic Valley real estate markets.
