If you are thinking of listing your Truckee or Lake Tahoe real estate for sale this summer you might want to think twice about timing and consider listing now. In the greater Lake Tahoe and Truckee real estate markets the summer is traditionally the busiest selling period but this year we are seeing a high amount of buyer traffic during the winter months and the current inventory levels are low which has created a great opportunity for sellers.
With 30 year conventional financing hovering around 4.6% to 4.9% many buyers are motivated to take advantage of interest rates that might not be around for long. The uncertainty of the future lending environment has helped create a higher level of interest in Tahoe real estate than is typical for the winter months. Buyers realize that if interest rates go from 4.6% to 5.6% (1 percentage point) they will have lost about 10% of their purchasing power. This uncertainty is pushing buyers to start shopping a bit earlier than is typical, so if your thinking of selling make sure to use this to your advantage.
Right now I have a handful of Tahoe buyers that are having a hard time finding quality listings that meet their needs. I know this sounds a bit wacky, but certain neighborhoods in Truckee and around the Tahoe Basin have very few listings at this time, especially when your clients are looking for homes that do not need a ton of work and are in “move-in” condition. Quality listings are few and far between in certain price points and when quality homes come on the market in these price points we are seeing multiple offers and faster than average marketing times.
If you have a house that is in good condition, has a unique setting, views, or has a combination of all these attributes than I can help you sell your home quickly and for top dollar. By listing your home now you are going to be about 1-3 months ahead of the competition which will help get your home showed more often and in turn will lead to more offers. If you wait a few months to get your home on the market you are at risk of listing your home at a time when hordes of homes come on the market which will result in longer marketing times and lower offers.
