We ultimately put in an offer that ended up being accepted. I credit Dave with almost perfectly predicting the number & terms of competing offers, a big part of making the offer successful. More impressively, Dave’s offer process focused more on making sure we weren’t dialing things too high; for example, he took time to note his own thresholds (on a price/sqft basis) where he would pump the breaks and ensure we were truly in “gotta have it” territory.
Long past the deal being done, Dave has continuously offered help, pointers, and been responsive and generous with his time regarding anything we’ve needed. I wonder when the guy takes a vacation – he sure earned one with us.
